Spacious Bushwick studio for *clean* chill roommate

Hi there! My roommates and I are currently looking for a new roommate who's responsible, drama free, respectful and really super clean(!) to move in on December 1st in our renovated Bushwick duplex. $1300 + utilities. *No pets* Must be okay with living with one cat.

MUST have good credit or co-signer. No exceptions.

3 1/2 blocks from J Halsey train (15 minute commute to lower Manhattan)
8 blocks (15-20 minute walk) from L Myrtle/Wyckoff train

We are 3 girls, mid-to-late 20s who work full-time and we're looking for a similar aged awesome lady/guy to move into their own private space on the bottom floor. Preferably someone who's pretty quiet but friendly/social and pretty busy/not really home all the time, similar to the situation we have now.

Here's the layout:
The apartment is a duplex. The first floor is 3 bedrooms, 2 full bathrooms, a kitchen, and living room. The bottom floor is the same square footage as the top floor except it's one big space, like a studio, and is slightly sectioned off into three big sections, and includes a half bathroom. Whoever moves in would have this entire floor to themselves (you'd just have to walk upstairs to our floor to shower/use the kitchen). The full bathroom is right at the top of the stairs. Ideally, this space would be most convenient for someone who doesn't really cook/use the kitchen.

What we are about:
- Laid back but clean on a daily basis (we have a shared chore system that we participate in weekly)
- We are respectful of the common areas, so they're kept tidy on the daily.
- Not a party house; quiet time after 11pm (though we do like to have a good time! We just keep the parties elsewhere)
- We're mindful of not having live-in significant others
- We all get along really well and enjoy an occasional dinner/drink session
- Non-smokers and prefer the same (420 ok)
- Must have solid income; full-time professionals encouraged, preferably on the same schedule as us (9am-11pm-ish).

The Space:
*The apartment is a duplex but the space of interest is down the stairs on the bottom floor.
- The apartment is newly renovated and we are the first tenants to live in the apartment. All new everything!
- Common area with kitchen table, big sofa, coffee table
- Stainless steal kitchen with deep-set sink (no dishwasher but we all do our dishes/pans right after using them since it's not a huge kitchen shared between 4 people. This is something we'd expect of you also.
- The common areas and bathrooms are already fully furnished but the bottom floor will not be furnished so you may bring whatever furniture you'd like.
- There's a washer/dryer in the building next to us which can be accessed through the backyard. There are also numerous laundromats in the neighborhood.
- We have an amazing backyard and great neighbors! It's not unusual to have get-togethers and an occasional joint party in our backyard. You will have your own separate door that leads to the backyard.
*Bikes are no longer kept inside as pictured

The space:
- $1300 a month plus utilities (Optimum is for internet, National Grid is heat/gas & Con Ed is for electric that we all split evenly. Average is $40-$70 a month or less per person, depending on the season.)
- Space comes unfurnished
- Space is big enough to furnish like your own studio
- 3 windows on one side of the studio, 2 windows on the opposite side of the studio (5 altogether)
