Room available in Commercial Drive area, quiet female preferred

Commercial Drive area, just off of Woodland and 4th. Short walk to the Commercial/Broadway Skytrain, close to the 99 bus to UBC, and the #20 bus on Commercial Drive. Close to three major routes downtown if you drive. It's great location.
The apartment is a converted 1 bedroom on the ground floor. I've adjusted the space so that it is a 2 bedroom with the common spaces being the kitchen and bathroom.
No living room/common hangout space. You will be in the actual bedroom.
The bedroom is a great space, 10x14 with a full closet and basic furnishings, with the option of a queen-size bed with good mattress, boxspring, and frame. There's plenty of room for study space or entertainment stand.
Pay laundry is in the building on our floor. Washer $1, dryer free.
5-minute walk to all the shops, amenties, and culture Commercial Drive has to offer.

My expectations are pretty simple:
- Be respectful, Passive aggressive people are not my favorite kind of people. If something is an issue we can talk.
- No smoking indoors. 420 friendly, but no heavy drinking or partying.
- Be tidy in the common spaces, but your room is your own.
A cat is welcome, but no dogs please.
- Occasional quiet and respectful guests, overnight or otherwise, are permissible.
Monthly rent is $450, plus 50% hydro and internet. Damage deposit is half a months rent.
- Looking to find the right person tenant by Jan 1 But Dec 1 is preferrable if we are compatible. Short-term options available.
