Furnished Room in Beautiful 2 Bedroom Apartment

I'm looking to rent out the spare room in my 2 bedroom apartment. Located a minute's walk from Fabre metro station, the space would be perfect for a mature student or professor at the new UdeM campus in Mile ex, or a young professional. I'm preferably looking for someone between 28 and 38 years old, friendly, clean and respectful.

The apartment is in a small, quiet building of only 6 units and backs out onto a beautiful, green back yard. The room comes with a brand new (never used) queen size mattress and bed frame, a new desk and chair, and two floor lamps.

Utilities are not included, but will split hydro and internet equally. I am a professional artist and I spend most of my time at my studio, so the apartment for me is a calm place to recharge.
