Beautiful sunny garden-level 2 bdr in character house (Commercial Drive, Clark Park area)

I am looking for a roommate for a beautiful 2-bedroom garden level suite steps away from the Drive and Commercial/ Broadway transit hub.

The Place: Garden level of a character house located a block away from Clark Park. This is a corner house and the living room and kitchen / dining areas get plenty of sunshine during the day -- keeps humans and plants happy! Unit was only built 4 years ago, it's modern and clean and has hardwood floors throughout. My landlord who lives upstairs with his wife and two young children, has done most of the work himself and is extremely handy and helpful.
Washer and drier in suit (yes!). Full kitchen. Common areas are semi-furnished at this point (I do have a couch, a TV and a couple of chairs), with room for your stuff.
The bedrooms are on the opposite sides of the hall, very private. Your room is the slightly bigger one, fits a queen bed, side table(s) and a dresser perfectly. Full-size closet with in-closet lighting. Room comes unfurnished.
Unit also has a neat sunny backyard that is for our own private use, and there is some room for patio furniture and even a small lot for gardening if you're into that (and I am :))

Me and You: I am cis/white/queer female in my early thirties, professional, and working full time. I have an active lifestyle and eat healthy(ish) most of the times :) I am looking for someone alike -- preferably female (cis/trans*), mature, with a solid job, and a respect for shared spaces. This includes keeping up with the chores and having open communication about each other needs, schedules and limitations. If you are into preparing / sharing meals together / having an occasional beer or a glass of wine in the end of the day / having a Netflix binge on a rainy day -- great! If not, it's okay too. Tell what you're into.

LGBQT* friendly is a must. No smoking on the property and absolutely no drugs.

This is not a party house by any means. This is a home -- and it means it's open for friendly dinner / board game nights on the weekend (I will always notify you in advance, and you are always welcome to join if you feel like it -- it's your home too!).

Pets: The place is cat friendly, and I already have one indoor young ginger male furball, but there could be room for a second one provided you are willing to introduce them to each other slowly and gradually so they don't stress out. The landlord doesn't allow dogs though.

Availability and Logistics: Available May 1st. Your share of rent (currently at $820/month) includes ALL utilities (the only additional cost is WiFi). Security deposit is half-month (standard).
I'll be available to show you the place, have a chat and see if we click. Then you'll meet the landlord for an interview -- final decision is with them. Landlord will need references etc. You might need to pay additional pet deposit.

Bottom line:
I've lived in this unit over 2 years and I absolutely love it and I know you will too. This is a beautiful home that comes with a very reasonable price tag - and I would love to find someone amazing to share it with :)
