Awesome roommate needed for cute and well kept basement suite

Looking for a roommate to share my 2 bedroom one bathroom basement suite located near the vibrant Main and King Edward ares as of March 1st. Rent is $700 plus internet, which is currently $26/mo each

The house:
- full bathroom (shower and tub)
- in suite laundry
- full kitchen
- separate living room/dining room
- indoor and outdoor storage
- tile floor in kitchen and bathroom, faux hardwood (laminate) in the rest of the suite
- windows in every room, two in living room
- bedrooms on opposite sides of the suite
- comes with an adorable husky cross who loves to cuddle
- currently all common areas are furnished (couch, coffee table, dining set, dishes, appliances etc)
- front yard with BBQ and bistro table
- full height ceilings (current roommate is over 6' and has no issues)
- friendly and attentive landlord lives above, no children and no noise issues!

Me:
- 31 y/o cis female
- very liberal and open minded (you don't have to agree with me on everything, but racism/sexism/homophobia will not be be tolerated)
- enjoys biking, hiking, craft beer, stand up comedy and an eclectic range of music
- moderately tidy
- employed full time as an environmental scientist
- loves cooking and baking
- goes to bed early most weeknights, but usually goes out with friends most weekends.

You:
- are not a jerk
- are not super loud (especially on weeknights)
- have a stable income
- are interested in living in a space that's tidy enough to be presentable to guests about 80% of the time (no one's perfect, we all have lazy days but I don't want to feel like I'm your mom)

Ultimately I prefer to live with people that I get along with well and share a few interests with so we can enjoy the occasional meal together and communicate openly about any issues that come up. The roommate that is moving out is one of the best I've had so you have some pretty big shoes to fill! The bedroom space is relatively small, room for a queen sized bed and a dresser.
