$800 1 BR in a 3BR/1Bath JP FREE in unit W/D

I'm looking for someone to sublet for the summer starting 7/1 and if possible renew for the next year starting 9/1.

This is a private furnished room on quiet street in JP. It is 10-12 mins walk either from Green St or Forest Hills station on the orange line. Right across Franklin park and near a community garden, so if you're looking for a green space, you would love this apartment.
Apartment and bedroom is furnished, but bed and dresser can be removed if necessary. Room is spacious, can easily fit queen bed, desk and a dresser (as shown in pictures).
Rent is $800 + utilities usually ranges between $40-80 depending on the season, W/D is free in the unit which is pretty sweet. Parking lot in the backyard.
Landlord's sister lives on the third floor of the same building, so any problem can be easily and promptly addressed.

About your roommate:
2 mid 20s male, the first one is a mathematician working at BU and the other is a playwright actor. Both are very responsible, respectful, clean and quiet. Open to both male or female prospective roommate. As long as you're employed, financially stable, responsible and respectful.

Upon moving in you will need to pay: first, security equal to a month rent, and rental fee which would come down to $1,625
