Room for rent in Valley Village!

I actually have two rooms for rent in a nice three-bedroom 2-story apartment in Valley Village. I am ok with either renting out both rooms (772.50 each) OR one room at $1,158.75 each and we have a spare guest/office/workout room. Let me know which one works best!

About the rooms:
o This place comes fully furnished EXCEPT for your bedroom (the pictures provided are pre-move in pictures). I have been living here since 2013 so the whole house is already furnished minus the bedrooms.
o There is one room downstairs and one room upstairs
o There is no central AC in the apartment but each bedroom and living room have their own AC unit (so if only one person is hot we don't have to waste money cooling down the entire house, which is nice).

About the apt:
o There is a built in bar in the living room.
o No dishwasher
o Gas stove
o There is one bathroom upstairs with a shower that is shared with everyone and one guest bathroom downstairs with just a toilet and a sink. That bathroom has its own medicine cabinet for your things.
o There is a pay Laundry facility on site
o There are two cats already living here, so please no other pets or allergies to cats.
o Great location, really close to the Orange line, the metro Red line and the 170/101 freeways. Right in between North Hollywood and Studio City.
o There is one tandem parking spot, so it's basically first come first serve or we can work something out based on who leaves for work earliest, etc. Other than that there is street parking and it's a quiet residential street so parking is never really an issue.

Average Bills:
o Cable and Internet averages about $45/mo per person
o LADWP/Socalgas can be anywhere from $45/person to $120+ a person in the summer when the AC is blaring (note this amount is every other month - LADWP charges every two months).
o Water is included in the rent

About me:
o I am 32. Really easy going, fun and laid back but at the same time I'm not ok with total chaos.
o I am usually at work during the day. I am an accountant in Downtown LA and work M-F from about 9-6.
o I love sports and do enjoy nights out. During the week my old roommates and I usually just drank wine and watched some tv (Bachelor Monday's anyone?), or listened to music and cooked.
o I'd prefer a roommate to become a friend, not just a passerby, so it would be important that we could at least get along and have some fun together, at least at home :)

About you:
o No couples and no children
o Must have a job (I've lived with couch potatoes who wake up at noon and lounge around the house all day and it's just not for me, sorry.)
o Outside smoking only. I don't REALLY care if you are a mild 420 user but I would rather it not be a big part of the apartment. The smell isn't my favorite but I'm not against you doing it as long as it's civil and respectful.
o I'm not a neat freak whatsoever (my room is ridiculous) but I do expect the common areas to be kept clean. And at least your room can be messy but not GROSS. I've had roommates who kept old food in their room and that just brings the bugs, which I am not ok with. Being anally clean is not a requirement but I don't want trash around everywhere or dishes left in the sink for more than a day.
o Just be chill and respectful really

Other important details:
o VERY IMPORTANT that you know: The security deposit is $1500. I know it seems steep but the deposit for the whole apartment was $4500 and so split 3 ways is such. That is non-negotioable. I need to pay back the old roommates with this deposit upon move in.
o The monthly rent is actually $772.50. I have no way of knowing the management will raise it at the end of the year but fingers crossed it won't.
o You would have to pass a credit check with the property management company before move in.
o As of right now we are month to month, if you are looking for something long-term then we can talk
