Colocation - chambre non meublé - Côte des neiges/Outremont

Bonjour,
Je m’appelle Tom et je fais partie d’une colocation de 3 personnes au 2940 avenue de Brighton. Notre colocataire a fini ses études et compte partir fin juin et nous cherchons donc quelqu’un pour la remplacer !
Nous sommes dans un quartier tranquille et proches des universités (UDEM, Poly, HEC) et du métro Université de Montréal, à proximité de plusieurs petits commerces. De plus, nous sommes également proche de l’avenue côte des neiges donc pas loin des magasins Metro, Walmart et Maxi et de tous ses restaurants et bars.
L’appartement est calme et on entend très peu les voisins (on est au dernier étage), il y a trois chambres et c’est la plus grande qui se libère. Elle possède un balcon, une bonne luminosité (avec de beau coucher de soleil) cependant la chambre n’est pas meublée donc il faudra avoir tes propres meubles. L’isolation est bonne et l’appartement reste très confortable en hiver, il possède un grand salon lumineux, une cuisine spacieuse avec une table (pratique pour manger et cuisiner) et l’immeuble possède aussi un garage (disponible en option après arrangement avec le propriétaire).
Nous sommes deux colocataires étudiants et nous recherchons quelqu’un de respectueux et tranquille (surtout en période d’examen) pour reprendre la chambre, fumeurs et animaux acceptés.

My name is Tom and I am part of a 3 person roommate at 2940 Brighton Avenue apartment 8. Our roommate has finished his studies and plans to leave at the end of June and we are looking for someone to replace her!
We are in a quiet neighborhood and close to universities (UDEM, Poly, HEC) and Metro University of Montreal, near several small businesses. In addition, we are also close to the Avenue Côte des Neiges so not far from Metro, Walmart and Maxi stores and all its restaurants and bars.
The apartment is quiet (we are on the top floor), there are three bedrooms and it's the largest that is to rent. It has a balcony, good brightness (with beautiful sunset) however, the room is not furnished so you will have to bring your own furniture. The insulation is good and the apartment is very comfortable in winter, it has a large bright living room, a spacious kitchen with a table (convenient for eating and cooking) and the building has a garage (available in option after arrangement with the owner).
We are two student roommates and we are looking for someone respectful and quiet (especially during exams) to pick up the room, smokers and pets accepted. We usually speak French but we are comfortable with English (plus it could be a great occasion for us to get better), so we don’t mind if you only speak English!
